Sanctuary Valley in Whangaparoa Peninsula 30min North of Auckland.

Sanctuary is located along Wade River Rd and as the road suggests continues shortly to the river estuary and boat club and moorings.The river mouth opens to Aucklands spectacular harbor and eastern beaches where boating, fishing and diving around the near by islands are virtually in your backyard (2 minute drive to moorings).

In the opposite direction are all the conveniences you will need including, shopping center, petrol stations, doctors,medical centers, restaurants, cafes, movie theatre and rest homes (a few minutes drive to all of these).

 

DESCRIPTION OF THE PROPERTY
The home and businesses are set on 2 acres (8102 sq meters) of private sun soaked native bush land. Approximately half of this area is flat usable land containing a multilevel home, swimming pool spa and poolside dining area. Adjoining this is a grassed play area leading out to a sandy floor island style cabana bar with seating, light and power facilities and large open fire BBQ for evening entertaining.

Immediately inside the entrance is a large double internal garage plus separate side room (renovated into a recording studio and recording engineers area) that can be returned to its original design.

Beyond the large tiled foyer area there is access to a covered winter garden courtyard and lower dining area. On the same level is the kitchen second dining and separate laundry, which all have access to outer decks and back courtyard area. A step down from the lower dining is a lounge area featuring 5.0 meter high ceilings, large picture window and double sets of full opening bi-folding doors out to main deck areas and onto pool and spa which are fenced for child safety.

 



DESCRIPTION OF THE CONSTRUCTION

All building structure and components have been architect and engineered designed and built to local authority standards and have attained certificate of compliance.

The construction of the house: All lower floor areas are 100mm reinforced concrete with- timber wall framing. Mid-floor timber construction and timber roof truss construction. The roofing material is concrete tile. The exterior walls have a multi-layer of structural and insulation materials coated with a thermal cement plaster and multi-coated weather shield paints. The interior walls are insulated with fiberglass sound and standard bats and lined with plasterboard and painted in neutral colours.

The home has a security system throughout the levels and has internal vacuum system for all areas. The property has a separate power phase to accommodate a separate power meter for use on a second dwelling or workshop etc.

New Zealand native timbers have been used extensively as finishing lines throughout the home. All exterior joinery is aluminum for low maintenance.

The property has 12,000 gallons (46,000 liters) of filtered rainwater catchment tanks.

An environmentally designed automated household waste system has been installed on the property with scheduled maintenance program by installers.

The spa and pool are fitted with auto filtering, purifying and cleaning units.
